Reasons due to which Dubai real estate is still considered prospective

Dubai real estate sector was once considered an attractive option to invest in. This sector was enjoying a great boom by the year 2006-7 due to a great number of reasons, however in the previous few years, Dubai real estate market has bottomed out due to the oversupply of houses, apartments, villas and buildings under construction and due to the global financial crunch. Business organizations stared to lay off their employees and tightening their hiring policies to shed the costs. That resulted in high vacancy rates of Dubai property as the people started to shift to the other places for earning better livelihoods. Prices of the Dubai property and rents witnessed heavy declines and the investors lost their confidence. Though Dubai property market is not on the same position as it was once but it is still considered prospective by many.
Numerous reports show that Dubai property prices stabilized in year 2010 and a rebound is expected in the year 2011. But is Dubai real estate still considered prospective by the investors? If so, what are the reasons behind it? The truth is that Dubai is considered prospective by many investors for long-term investment. Investors believe that after every recession there will be some growth so they believe that Dubai real estate market has still some potential and investing in Dubai property today at lower prices can give them greater rewards in the near future. Many halted projects are likely to start in Dubai by the careful efforts of Dubai government and private sector. These projects will attract the investments from the foreign investors and bring a boom to this sector again.
Another reason of considering this sector prospective is that many real estate investors saw stabilization in the prices in the year 2010 and in some areas even Dubai rental rates showed an upward trend so, they believe this wave of upward trend started in some areas will automatically spread in other areas as well and they will be able to generate lucrative returns in the longer run.
According to a Credit Suisse study economic and financial conditions of Dubai are expected to improve and they will steadily build momentum in the coming years. This will bring more investments to the Dubai real estate market also as it will open up the horizons of employment opportunities which will derive the demand of Dubai property upward. High demand will result in high prices which will eventually lead to high returns. So, investors consider Dubai real estate market prospective for long term investments and they are planning to pump in money in this sector in order to gain lucrative returns in the near future.
